Buying a metal building should feel straightforward. To keep it that way, here is a clear walkthrough of how UMB lead times work from quote to installation, what can affect your timeline, and how to prep so your build stays on track.


What does “lead time” actually mean

Lead time is the estimated number of calendar weeks between your order becoming production ready and your installation date window approaching. It accounts for material preparation, fabrication, and scheduling an install crew to your site.


When does the lead start with UMB

Lead times start the moment all three items below are complete.

  1. You approve your building quote.

  2. You pay the deposit noted on your agreement.

  3. Your site is ready with permits and foundation completed.


We require photos of your foundation before we schedule installation. This step helps prevent rescheduling fees and ensures we are on the same page about site readiness since delays can happen.


With our manufacturing headquarters in Rock Falls, Illinois, we build each project to spec in house. Panels are formed and trim is custom cut on state of the art equipment. There is no waiting on overseas vendors for core components.


Our Seasonal Lead Times

Planning ahead helps. These are typical ranges and can vary by state and project size.

  • Spring: usually under 4 weeks

  • Summer: 4 to 6 weeks

  • Fall: 6 to 8 weeks

  • Winter: usually around 4 weeks

Pro Tip: If you need a faster slot, winter and early spring often provide the most flexibility.


Scheduling Your Building Installation

Once you reach the end of your estimated lead time, our team will contact you about 5 business days before install to confirm a date. During busy months like summer and fall there can be delays. If timing shifts, we will reach out so you’re in the loop.


Most metal buildings install in 1 to 4 days depending on size and foundation type.


  • Carports and single car garages: about 1 day

  • Two to three car garages: about 2 to 3 days

  • Large agricultural or commercial buildings: about 3 to 4 days


What can speed things up

  • Permits approved before you pay the deposit

  • Concrete pad cured and documented with photos (please ensure your pad is an adherence to our guidelines)

  • Clear site access for trucks and trailers

  • Power availability if your project scope requires it

  • Quick responses to layout and color confirmations


What can slow things down

  • Permit review delays at your municipality

  • Weather that makes the site unsafe

  • Foundation not poured, not cured, or out of spec

  • Incomplete or unclear site photos

  • Change requests after approval


Simple site readiness checklist

  • Foundation poured, cured, and within spec

  • Pad swept and free of debris

  • Grading moves water away from slab

  • Clear path in and out for delivery and crew vehicles

  • Nearby materials and obstacles relocated

  • Pets and livestock secured for crew safety

  • Order ready: confirmation call or email with your estimated lead window

  • One week out: call or email to set your installation date

  • Day before: weather and access double check

  • During install: on site lead confirms milestones and answers questions

  • After install: quick walkthrough to ensure everything is up to satisfaction
